MANUFACTURED HOUSING
HAS Capital brings its expertise and capital to the manufactured housing space to serve multiple market participants. Our approach aligns the long term interests of borrowers, community owners, manufacturers, banks and non-bank financial institutions and investors.
Residents: By bringing additional capital to the manufactured housing space, HAS Capital can provide both homeowners and tenants long term, affordable financing to deliver a predictable and manageable housing cost over the long term.
Community Owners: HAS Capital finances both owner-occupied homes as well as homes held for lease to residents. This releases community owner capital allowing for reinvestment in community amenities, community expansion or to purchase new homes. Reinvestment by community owners can contribute to higher occupancy levels and stabilize community operations. HAS Capital also finances existing loan portfolios and leased home inventories and customizes loan/new leased home programs to fit your needs.
Manufacturers: HAS Capital participates with floor plan lenders and manufacturers to provide seamless financing transitions that begin at the time the home is ordered from the manufacturer and continue beyond the sale or lease to the retail customer.
Banks and Non-bank Financial Institutions: HAS Capital provides an outlet for newly originated and “on book” portfolios of manufactured housing chattel loans. HAS Capital works with originators to develop a “buy box” to fund new and existing manufactured home sales in both community and scattered-site placements.
Investors: HAS Capital purchases sub investment grade tranches of seasoned manufactured housing chattel loans. Our broad capital base and industry expertise allows us to provide fund investors the type of liquidity and transaction certainty that they may not otherwise be able to obtain.
